Tiger Sheds vs Dunster House
An installed modular room or a kit you build yourself? How the two compare on price, what's included and reviews.
The short answer: they sell different things. Tiger Sheds' Tiger Modular garden rooms are installed for you, from £14,844 (Mini). On the Certus (from £19,919) and Nexus, ground screw foundations and the mains power connection are included.12 Dunster House sells garden room and insulated office kits, from about £4,286 for the kit alone, and doesn't install them.34 Choose Tiger if you want it done for you, and Dunster House if you can build it yourself or have a builder.

Comparing the real cost
A Dunster House kit costs far less than a Tiger Modular room, but the kit price leaves out the base, the electrics and the labour.5 Before you compare, add:
- a base: concrete, ground screws or a timber frame (see our foundations guide)
- a registered electrician to run power from the house and wire the room
- a builder's time, unless you put it up yourself
- plasterboard, finishing and any floor insulation the kit doesn't include
Our kit or installed guide and cost guide show what those add up to.
A closer like-for-like
Tiger also sells Black Tiger insulated log cabins, with 70mm log walls and 100mm of insulation in the roof and floor, advertised with free professional installation.12 If you like the idea of a log cabin but don't want to build it, compare those with Dunster House's log cabins plus the cost of a builder.
Which to choose
Tiger Modular if you want one price that covers the room, the foundations, the power and the installation, and you're in its installation area, which excludes a number of postcode areas, including parts of the South West, Yorkshire and the North East.13
Dunster House if you're confident building it yourself, or have a builder lined up, and want a wide choice of sizes at a low kit price. Check the delivery exceptions, which include parts of Devon, Cornwall, Wales and Scotland.14
