What counts as a garden room deal
- Ex-display rooms. Show rooms from a company's display site or a garden show, sold off to make way for new designs. They're usually taken down and rebuilt in your garden.
- Discounted new rooms. End-of-line designs, cancelled orders and spare slots in a company's diary. A company with a gap in its schedule may price that slot keenly.
- Kits and self-build. Sales on kit garden rooms and insulated log cabins from online retailers. See our guide to kits before you buy one.
Buying an ex-display garden room: what to check
- Who moves it. Ask whether the price includes taking it down, delivery and rebuilding it. Moving a room is skilled work, and the company that built it is best placed to do it.
- The base. A display room's base stays behind. You'll need a new one in your garden, so add that to the price. See our foundations guide.
- The warranty. Check whether the full warranty transfers to you, and from what date.
- The spec. A cheap room that's poorly insulated is no bargain if you'll use it all year. Check the insulation, glazing and cladding against our insulation guide.
- Electrics. Wiring has to be reconnected in your garden. Running a new circuit is notifiable work in England, so use a registered electrician.
- The rules. A deal doesn't change planning or building regulations. Check the size and height against our planning checker before you commit.
Second-hand and used garden rooms
Used garden rooms come up on marketplaces, but take care. Many rooms aren't designed to be taken apart, and panels can be damaged in the move. Log cabins and some modular rooms move more easily. Look for signs of damp, rot or leaks, ask how it was built, and budget for a new base, new electrics and a crew to rebuild it.
A deal still has to be the right room
The best deal is the room that fits your plot, your rules and the way you'll use it. Work out what you can build with a free planning report, sense-check prices with the cost calculator, and read the regrets owners mention before you buy.
Questions people ask
Is the deals list free?
Yes. Joining is free, and you can unsubscribe at any time from any email we send.
Do I need planning permission for an ex-display garden room?
The same rules apply as for a new room. What matters is its size, height and position in your garden. Check with our planning checker.
Can a garden room be moved to a new garden?
Some can. Log cabins and rooms designed to be taken apart move well. Rooms built from glued panels may not. Ask the company how the room is built and who will move it.
Is the base included with an ex-display garden room?
Usually not. The base stays where the room was displayed, so you'll need a new one in your garden. Ground screws are often the quickest option.
