Free garden room planning report
Check your own garden in two minutes: protected land at your postcode, planning, building regulations and a rough price.
Get a free planning report for your own garden. Enter your postcode and your plans, and we'll check whether your home is in a conservation area, national park, National Landscape or World Heritage Site. You'll see whether you're likely to need planning permission or building regulations approval, and a rough price for the size you have in mind. It takes two minutes and appears straight away.
What's in your report
- Protected land at your postcode. Conservation areas, national parks, National Landscapes (AONBs), World Heritage Sites and Article 4 directions, from the government's planning data service.
- A planning verdict. Whether your plans fit the national permitted development limits for your nation, and if not, exactly which rule they break.
- Building regulations. Whether the 15m² and 30m² rules mean you need approval.
- A rough price for the size you've entered, and your next steps.
What the report can't tell you
We check at the centre of your postcode, and boundaries can run through a street. Some councils haven't published all their data yet, and a council can remove permitted development rights from a particular house with a planning condition. So treat the report as a strong first check, then confirm with your council or apply for a lawful development certificate for written certainty. The automatic land check covers England. For Wales, Scotland and Northern Ireland the report explains the rules that apply and where to check.
Questions people ask
Is the planning report really free?
Yes. There's no charge and no obligation. We may email you about your garden room plans, and you can ask us to stop at any time.
How accurate is the report?
It applies the national permitted development rules to your answers and checks public planning data at your postcode. It's a strong first check, but your council has the final say. For certainty, apply for a lawful development certificate.
Does it work in Scotland, Wales and Northern Ireland?
The protected land check covers England. In Wales the report applies the Welsh rules to your answers. In Scotland and Northern Ireland it explains that different rules apply and links to the official guidance.
