Dunster House sells garden rooms, insulated garden offices and log cabins as DIY kits. It doesn't offer an installation service.12 The insulated offices we saw started at about £4,286, kit only, so budget separately for a base, electrics and someone to build it.31 It scores 4.3 out of 5 from 23,835 Trustpilot reviews.4

Kit only: what you'll pay for on top
Dunster House prices are for the kit. The base, electrics and installation aren't included, and on some models floor insulation is an optional extra.1 Its terms say delivery teams can't give installation advice and refer to customers using third-party installers.2
So the real cost is the kit plus:
- a base (see our foundations guide)
- a registered electrician to run power from the house
- your own time, or a builder, to put it up
Our kit or installed guide works through whether the savings add up.
Insulation
The insulated office page says insulation is offered "on a select range", and the listings filter by wall thickness: 62mm, 83mm, 87mm and 202mm.3 The Addroom range has walls and roof of about 140mm and a floor of about 40mm, with uPVC double glazing.5 Check the build-up of the exact model before you buy. A thin log wall won't keep a room warm in winter the way an insulated frame will.
Delivery and payment
Delivery is kerbside, within 20m of the vehicle, on weekdays, and someone must be in. Unloading can take up to two hours.6 Online orders need a 25% deposit, and the balance is due 3 working days before delivery.12
Guarantee
Most products show a "10 Year guarantee*". An unsuitable base, poor maintenance or changes to the building can void it, so read the conditions for your model.12

A Trustpilot score is a useful signal, not a verdict. Read the newest one and two-star reviews and see how the company replied, because that shows you what happens when something goes wrong.
