How the rooms are built
Rubicon uses a structural timber frame with OSB3 sheathing, and walls 130 to 170mm thick including a vented cavity. Typical insulation is 145mm in the roof, 90mm in the walls and 80mm in the floor, using foil-backed PIR or multi-foil, with plasterboard and a skim finish inside.9 Every room is made to measure and kept within the 2.5m height limit for permitted development.2
The internal floor area is about 350mm smaller than the external size quoted, so allow for that when you plan furniture or equipment.10

Building on site takes 14 to 21 working days on average.9 You pay a £1,500 deposit, then nothing more until 28 days before the start, followed by stage payments as work is done.11
