Garden rooms with a shed or storage

A garden room with a built-in shed gives you a proper room and somewhere for the mower and bikes, in one building. It's one of the smartest choices for a smaller garden, if you get the layout right.

The short answer: a garden room with a shed section at the side gives you a usable room and somewhere for the mower and bikes in one building, which saves space, foundations and often money compared with two separate buildings. The usual planning rules for outbuildings apply to the whole thing.1

Getting the layout right

Planning and building regulations

The whole building, room and store together, is treated as one outbuilding. That means the same height and position limits apply: within 2m of a boundary, it must be no taller than 2.5m, and outbuildings, extensions and decking together must not cover more than half the garden.1 For building regulations, it's the total floor area that counts towards the 15m² and 30m² thresholds.2

What it costs

Expect to pay for the shed section at a lower rate than the room itself, because it doesn't need the same insulation, glazing or finish. Ask for the room and store to be priced separately so you can compare quotes properly. Use the cost calculator for the room part.

Questions people ask

Does a garden room with a shed need planning permission?

Not usually. The room and the store are treated as one outbuilding, so the normal height and position limits apply.1

How big should the shed section be?

Measure what's going in it. Bikes and a lawnmower usually need more width than people expect.
