Prices
Eden publishes a price grid by size, from £23,500 for 2.5 x 3m to £49,500 for 4 x 8m, including VAT and subject to a survey.1 The grid doesn't say which measurement is the width and which is the depth, so confirm the layout when you get a quote.
What's included
The price covers a full turnkey build:2
- Screw-pile foundations
- Electrics with three double sockets and LED spotlights, plus the power and data connection from your house
- A panel heater, oak flooring and a plastered interior
- A canopy with spotlights
Bifold doors, bathrooms, decking and air conditioning cost extra.1 A concrete base is quoted separately if the ground needs one.2 When you compare quotes, remember that many companies charge separately for the base and the connection to the house, so a higher Eden price may be closer to others than it looks.
Build time and payment
Most builds take about two weeks on site.2 You pay 25% as a deposit, 15% two weeks before the start, 55% on the first day of the build and the last 5% a week after completion.2
Eden also offers to handle planning applications, but says it isn't a planning consultancy and that checking the rules is your responsibility.2
Reviews
On Trustpilot, Eden scores 4.8 out of 5 ("Excellent") from 76 reviews, on a profile it has claimed since 2019.3 Its website also shows a Google rating badge and Houzz awards.4
A Trustpilot score is a useful signal, not a verdict. Read the newest one and two-star reviews and see how the company replied, because that shows you what happens when something goes wrong.
