Crane Garden Buildings is a Norfolk family business, founded in 1974, that makes timber-framed garden rooms by hand.1 It doesn't publish prices for new rooms, but delivery and installation are included on the UK mainland, and the Garden Room comes with an electrics pack. Ranges and sizes
Crane's garden room models include the Garden Room, Pavilion, Apex Garden Room, Salthouse, Holt, Burnham and Langham studios.11 The Garden Room comes in sizes from 3.0 x 3.0m to 5.4 x 6.0m, and the Pavilion from 3.0 x 3.0m to 6.0 x 6.0m. Bespoke sizes are available.26
The Garden Room and Pavilion are insulated in the walls, ceiling and floor as standard.26 Not every Crane building is: on summerhouses and some other ranges, insulation is an option.11 If you want to use the room all year, check that insulation is in your quote.
What's included and what costs extra
- Included: delivery and installation on the UK mainland.2
- Electrics: the Garden Room comes with a consumer unit, four double sockets, LED spotlights and a thermostatic heater. Connecting it to your house supply isn't included.2
- Extra: the base. You provide a level base, or buy a concrete, steel or timber base from Crane.3
The base must be within 6mm of level, and the fitters need a 700mm-wide route into the garden.8
Lead times and payment
Lead times are mainly 8 to 20 weeks from order, with a firm date confirmed 6 to 8 weeks ahead.8
You pay 25% when you order, 25% after 28 days and the remaining 50% at least 28 days before delivery.8 That means the room is paid for in full before it arrives, so read the terms before you sign.
Guarantee
Rooms ordered from 13 February 2023 have a 10-year guarantee covering design and manufacturing faults, structural soundness and fungal rot. Door and window adjustments are covered for 2 years, and buildings that have been moved aren't covered.9

Crane doesn't publish prices for new rooms; you get a quote through its website or by phone.6 Its ex-display rooms are priced online. On our last check, for example, a 6.0 x 5.4m Pavilion was £54,850, down from £91,057.7
Does Crane include the base?
No. Delivery and installation are included on the UK mainland, but you provide a level base or buy one from Crane.23
Where are Crane's show sites?
There are 12, including Narford near King's Lynn, Lewes, Burford, Cranleigh, Newbury, Sevenoaks, St Albans, Syon Park and Tunbridge Wells.4
